Buyer's Representation Agreements
Due to a recent change mandated by the National Association of Realtors, going forward,
no Realtor or Broker will be allowed to show a home or property without first executing a
Buyer's Representation Agreement with their client or prospect. This representation form
spells out the parties, obligations, representations, etc. It also spells out brokerage fees.
We have found after many years in this business that buyers initially have a reluctance to
sign a representation agreement. I am happy to at least explain how our brokerage, Yellow
Rose Realty, approaches this. Please understand that by signing this form, it in no way
obligates you to continue to work with us if you are not satisfied with our service, or simply
decide you have changed your mind or want to work with some other real estate
professional. Let's face it...we certainly do not want to work with someone that does not
want to work with us!
The only remedy we would have as a brokerage would be if a client purchased a home
shown by us but then transacted by another real estate professional. And even at that, this
"protection" would only be valid for a period of 90 days.
The syndicated sites (Realtor dot com, Zillow, Trulia, Redfin, etc.) have unfortunately
reinforced the public perception of Realtors as nothing more than "door openers" ("Want to
tour this home?? Click Here!”).
We at Yellow Rose Realty fully intend to comply with this new guidance. We would urge you to reach out to us to schedule a brief in-person or Zoom meeting where we will have an opportunity to meet and discuss your real estate needs and goals and establish if we mutually want to enter into a professional relationship. There will be no charge for this consultation and again, will not obligate you in any way to work with us.
If you are speaking to other real estate professionals and they are NOT having this conversation with you, I would be highly suspect of their professionalism and adherence to our industry's professional standards.
